Dwelling Retrofit Verification – Inspection Agreement

Purpose of Inspection
This inspection is limited solely to the verification of existing earthquake retrofit work for purposes of completing a California Earthquake Authority (CEA) Dwelling Retrofit Verification form. No structural design, analysis, or construction supervision is provided or implied.

Scope of Services
The services provided consist of:

• Visual inspection of accessible areas of the property

• Verification of visible retrofit components related to foundation bolting and/or cripple wall bracing

• Completion and submission of the applicable CEA verification form

The inspection is non-invasive and does not include removal of finishes, insulation, vapor barriers, or other obstructions.

Excluded Services
This inspection does not include:

• Structural design or engineering calculations

• Evaluation of concealed conditions

• Determination of overall building safety or seismic performance

• Construction oversight or approval of workmanship

• Code compliance beyond CEA verification criteria

No opinion is offered regarding portions of the structure that are not visible or accessible at the time of inspection.

Crawl Space Access
If crawl-space entry is required, inspection will be performed only if conditions are dry, safe, and reasonably accessible. The inspector reserves the right to decline entry or limit the inspection if unsafe conditions are present, including but not limited to standing water, debris, pests, mold, or hazardous materials.

Reliance and Use
The completed verification is prepared exclusively for submission to the California Earthquake Authority or the homeowner’s insurance provider. It may not be relied upon for any other purpose without written authorization.

Fee and Payment
The inspection fee is due regardless of whether the property qualifies for CEA verification. No refunds are issued if the retrofit does not meet verification requirements.

This inspection represents a professional opinion based on conditions observed at the time of inspection. No warranty or guarantee is expressed or implied.
